Specialist Disability Accommodation (SDA) is a type of housing funded under the National Disability Insurance Scheme (NDIS) in Australia. SDA funding helps eligible participants access purpose-built homes designed for people with extreme functional impairment or very high support needs.
At Able House, we provide NDIS-compliant SDA housing that enables participants to live with more freedom, security and community connection.

Why SDA Exists?
Traditional homes are not always suitable for people who need specialist support to live independently. SDA housing is designed with accessibility, assistive technology, safety features and support integration helping participants avoid institutional settings or unsafe living environments.
Through SDA funding, NDIS participants can:

Who is SDA For?
SDA is available only to NDIS participants who:
- Have extreme functional impairment
- Require very high levels of support
- Have SDA funding approved in their NDIS plan
Examples of support needs may include:
24/7 Supported Independent Living (SIL)
High physical support requirements
Behavioural, sensory, or cognitive needs

🏠Types of SDA categories we support
There are four SDA housing design categories defined by the NDIS.
These help match homes to the specific needs of each individual.
Improved Liveability
For people with sensory, intellectual, or cognitive impairments who benefit from easy navigation, accessible layouts and clear lines of sight.
Fully Accessible
Built for wheelchair users and those with limited mobility. Features include step-free access, wide doorways and adapted bathrooms.
High Physical Support
Includes all Fully Accessible features plus additional supports like ceiling hoists, emergency power, smart home tech and structural reinforcements.
Robust
Designed to support people with complex or challenging behaviours. These homes use strong, durable materials and include safe spaces, noise reduction and secure layouts.
